Position Overview: Provide general maintenance, preventive maintenance, predictive maintenance, inspections, and troubleshooting tasks of assigned EDC properties as directed.
Essential Duties and Responsibilities:
- Facility Maintenance & Repairs
- Perform preventative maintenance, repairs, and emergency services on assigned EDC properties, including Electrical, Gas, Water & Sewer, Plumbing, Henting, Ventilation, and Air Conditioning (HVAC), Domestic Water Pumps, Carpentry, Painting, Masonry, and General Janitorial needs
- Perform minor repairs on equipment as needed
- Conduct snow removal when required
- Perform cleaning duties as necessary
- Inspections & Compliance
- Utilize a software to conduct daily/weekly/monthly property inspections and promptly report any maintenance issues or necessary repairs
- Perform inspections and maintain familiarity with the functionality of mechanical equipment at assigned assets
- Ensure compliance with Cooling Tower Local Law Requirements, including routine inspections and recording of reports conducted by contractors
- Contractor & Vendor Oversight
- Oversee and ensure compliance of contractors and vendors while they perform work
- Collaborate with vendors, contractors, and internal teams to coordinate repairs and maintenance projects effectively
- Emergency Response & Support
- Respond to emergencies as required, with 24/7 on-call responsibilities
- Other Responsibilities
- Other duties as assigned
Qualifications:
- High School diploma or equivalent
- 5+ years of experience required with working knowledge in maintenance, inspections and repairs
- A working knowledge of building plans, including basic utilities information
- Can utilize handheld and desktop computer devices to input work orders and record work
- Must maintain a valid NYS Driver License (CDL preferred) with clean driving record
- Working knowledge of construction and handyman repair techniques. Experience in the following areas: electrical, plumbing, heating/air conditioning and equipment associated with trades
- Ability to push, lift or carry objects weighing up to 55 pounds
- Experience working with hand and power tools, materials and equipment associated with construction related trades.
- Good communication skills and the ability to work independently. Knowledge of MS Office Word and Outlook and the use of two-way radios and iPhone
- New York City residence is required within 180 days of hire
Salary Range
$55,000 - $57,000 USD
