
Senior Associate, Real Estate Transaction Services

NYCEDC’s Real Estate Transaction Services Group (RETS): RETS is the City’s primary department for underwriting, structuring, and executing real estate and economic development transactions on city-owned land, with the goal of transforming underutilized properties into projects that support job creation, industry-based economic development goals, and affordable community development throughout New York City.
POSITION OVERVIEW:
Senior Associates are responsible for project management and financial analysis for real estate transactions, as well as supporting the creation and negotiation of related legal agreements. Senior Associates will work on multiple projects at different phases of the project life cycle, from evaluating site feasibility and RFP drafting to developer selection and project closing, under the direction of senior staff, with room to exercise judgement and provide strategic direction.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Apply advanced knowledge of real estate finance and deal structuring to support strategic decision-making and project execution
- Build and interpret complex financial models in Excel, including discounted cash flow and residual land value analyses, to evaluate project returns and scenarios
- Draft, interpret, and support negotiations for transaction-related legal documents (e.g., MOUs, Ground Leases, Purchase and Sale Agreements)
- Lead activities for competitive site dispositions, including drafting requests for proposals (RFPs), overseeing site tours, info sessions, and Q&As, and analyzing responses.
- Incorporate feedback from senior team members to enhance the quality and accuracy of technical deliverables
- Anticipate transaction milestones and proactively recommend strategies to advance deal execution
- Navigate processes internal to NYCEDC to drive progress at each stage
- Analyze and present findings and recommendations to project teams, senior staff, senior NYCEDC officials, and other City agencies in written and verbal form
- Create and deliver presentations for elected officials, community stakeholders, NYCEDC Board of Directors
- Collaborate with colleagues in other departments in NYCEDC, such as Legal, Planning, Government & Community Relations, and Asset Management
- Foster and manage relationships with real estate developers, attorneys, urban planners, consultants, elected officials and community stakeholders
- Other duties as assigned
QUALIFICATIONS:
- Bachelor's degree required; Graduate degree in real estate development, public policy, urban planning, business, finance or law preferred.
- 4+ years of experience in a relevant field (finance, real estate development, urban planning, public policy, related City or State agency)
- Experience with project management specific to real estate or large-scale development from project feasibility to closing
- Demonstrated analytical skills, including Excel proficiency with discounted cash flows, residual land value analysis, and project economics
- Understanding of economic development and affordable housing issues and NYC Government preferred
- Communicates effectively across all formats, including reports, presentations, and meetings
- New York City residence is required within 180 days of hire
Salary Range
$93,000 - $95,000 USD
