Location: Rise AMG Corporate Office
Schedule: Monday - Friday, 8:00 AM - 5:00 PM
Compensation: $75,000-80,000
RISE Association Management Group is seeking a seasoned Facilities Operations Manager to oversee the physical operations of our condominium and large-scale single-family communities. This role is responsible for establishing standardized procedures, managing major project scopes and bids, training on-site maintenance staff, and ensuring consistent, high-quality facility operations across our portfolio.
- Develop, review, and manage scopes of work for capital and major repair projects (e.g., roofing, painting, mechanical systems)
- Lead vendor bidding and selection processes, ensuring compliance, fair pricing, and performance standards
- Onboard new properties with operational setup, including inspection protocols, vendor plans, and PM schedules
- Write and implement operational manuals, preventive maintenance programs, and SOPs tailored to each site
- Conduct routine property audits and inspections, ensuring safety, appearance, and system functionality
- Train and supervise on-site maintenance personnel, including performance standards, documentation, and task management
- Support community managers with technical work order escalation, contractor oversight, and complex maintenance needs
- Build long-term relationships with vetted vendors and assist with contract management
- Maintain compliance with local codes, life safety requirements, and manufacturer-recommended best practices
- 5–8 years of experience in facilities, property operations, or construction management (HOA/Condo experience preferred)
- Strong knowledge of building systems: HVAC, electrical, plumbing, life safety, roofing, etc.
- Demonstrated experience creating scopes, managing bids, and working with contractors
- Proficiency in drafting preventive maintenance plans and using PM tracking software
- Strong communication skills; able to train, motivate, and direct on-site staff
- Organized, field-oriented, and comfortable traveling to properties throughout the portfolio
- Certifications such as CAM, CMCA, or trade licenses (e.g., HVAC, electrical) are a plus
- Full-time, based out of RISE HQ with frequent travel to Houston
- Reports to: VP of Operations or Regional Director
- Must be comfortable in both field and office environments
