Job Profile Summary
Leads the identification, evaluation, and execution of real estate acquisition opportunities to support the company's investment and development objectives. Oversees market research, financial underwriting, due diligence, and transaction management while coordinating cross-functional teams, external consultants, brokers, and vendors throughout the acquisition lifecycle. Provides strategic recommendations based on market intelligence, financial analysis, and risk assessments to drive informed investment decisions and maximize portfolio value.
What You'll Do
- Lead market research initiatives, including lease and sales comparable analyses, demographic studies, zoning reviews, market trends, and investment feasibility assessments to support acquisition strategies.
- Identify, source, and evaluate acquisition opportunities through broker networks, direct outreach to property owners, industry relationships, and market intelligence.
- Develop and maintain relationships with brokers, landowners, developers, consultants, and other key stakeholders to expand deal flow and market presence.
- Prepare and present investment memoranda, market reports, financial analyses, and acquisition recommendations to senior leadership and investment committees.
- Build, review, and enhance financial underwriting models to assess investment performance, project feasibility, risk exposure, and return metrics.
- Manage the acquisition process from initial evaluation through closing, including due diligence coordination, financial reviews, contract negotiations, and transaction execution.
- Oversee third-party consultants, legal advisors, engineers, appraisers, environmental specialists, and other vendors to ensure timely completion of due diligence requirements.
- Collaborate with development, construction, legal, finance, and asset management teams to evaluate project viability and support successful execution of acquisition and development initiatives.
- Monitor property development and construction-related activities, including budget reviews, change order tracking, schedule monitoring, permit compliance, and vendor coordination.
- Analyze market conditions, property performance, and investment trends to identify strategic growth opportunities and support portfolio expansion objectives.
- Assist in negotiating purchase agreements, letters of intent, development agreements, and other transaction-related contracts.
- Provide leadership and guidance on acquisition initiatives while ensuring compliance with company policies, regulatory requirements, and industry best practices.
What We're Looking For
- Bachelor's degree in Real Estate, Finance, Economics, Architecture, Engineering, Business Administration, or a related field.
- 5+ years of experience in real estate acquisitions, investment analysis, development, commercial real estate, or a related discipline.
- Advanced proficiency in financial modeling, valuation techniques, Excel, and real estate investment analysis.
- Strong understanding of acquisition underwriting, leasing fundamentals, sales comparables, market research, and investment performance metrics.
- Proven experience sourcing and evaluating acquisition opportunities and managing transactions through closing.
- Knowledge of zoning regulations, entitlement processes, development feasibility, and property due diligence requirements.
- Strong negotiation, relationship management, and stakeholder engagement skills.
- Excellent analytical, strategic thinking, and decision-making capabilities with strong attention to detail.
- Ability to manage multiple projects and deadlines in a fast-paced, results-driven environment.
- Strong written and verbal communication skills with experience presenting recommendations to senior leadership and investors.

Atoms is a company driven by invention and continuous change - we are constantly reimagining our industries, building new products, and refining how we operate. We do our best work together.
