About this opportunity:
Location: Prosper Gulfport - 980 Courthouse Rd Gulfport, MS 39507
- Compensation: $24.00 - $26.00 hourly, depending on experience
- Position type: Full-time
- This job requires a flexible schedule with varied work hours that may include nights & weekends.
What we are looking for in a Service Technician:
- Must have HVAC certification
- Experience in plumbing repair
- Ability to turn apartments in 5 days
- Experience in electric repairs
- Appliance repair skills
- Proficiency in plaster/drywall repair
- Strong painting skills
- Experience in lock replacement
- Familiarity with apartment unit turnovers in old and new buildings
- Valid driver's license, clean driving record, and reliable vehicle for daily work assignments and on-call rotation
- Possession of own basic tools
- Excellent problem-solving and decision-making abilities
- Familiarity with budgeting and cost control principles
- Practical communication skills for interactions with team members, vendors, and residents
- Familiarity with property management operations is a plus
- Ability to lift and carry up to 50 lbs regularly
- Comfortable climbing ladders, stairs, and accessing rooftops/crawl spaces
- Capable of standing, walking, bending, and kneeling for extended periods
- Skilled in using tools and equipment for repairs and maintenance
- Able to work indoors and outdoors in varying weather conditions
- Good vision and hearing to safely perform job duties
What you will do as a Service Technician:
- Provide exceptional service to residents, exceeding expectations.
- Address resident maintenance and service requests promptly.
- Identify and resolve hazardous property conditions.
- Prepare vacant apartments for move-in within 5 days, including repairs and replacements.
- Perform various maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs.
- Maintain grounds and ensure cleanliness.
- Respond to emergency calls when on-call.
- Implement cost-saving initiatives and manage budgets effectively.
- Respond to resident requests within 24 hours.
- Manage maintenance team's hours, focus, and on-call schedule.
- Provide mentorship and coaching to team members.
- Maintain a well-stocked maintenance shop without unnecessary spending.
- Streamline purchasing processes for cost-effective acquisitions.
- Perform technician and groundskeeper duties as needed.
- Efficiently schedule vacancies for 5-day turns.
- Assign service requests for a 24-hour turnaround.
- Manage security deposit dispositions and attend meetings as required.
