We are seeking an enthusiastic and professional Leasing Manager to market and tour prospective residents, highlighting the unique features and lifestyle that sets Southern Hammock apart.
The Leasing Manager at Dream Live Prosper Communities is responsible for leading marketing and sales activities, touring prospective residents and showcasing the best features of our lifestyle apartment community. This role requires ownership of the leasing process, including training and mentoring leasing associates. Ideal candidates have a background in hospitality, sales, customer service, retail, or real estate, with at least two years of property management experience in a lease-up environment preferred. This position ensures that leasing goals are achieved and align with the propertys financial and operational objectives.
The Leasing Manager is expected to invest focused energy, time, and attention into the success of their assigned community. This role requires a proactive, hands-on leadership style, with a strong presence in the field to ensure that operational standards are met and challenges are addressed promptly. By dedicating their full attention to both strategic initiatives and day-to-day execution, this leader will drive performance, build trust, and foster a culture of accountability and excellence at thir asset.

What we are looking for in a Leasing Manager Candidate:
- Ability to travel, strong leadership skills, time management, organization skills, professional speaking and communication skills.
- Advanced decision making and analytical skills to effectively tackle issues or challenges that
may occur daily - Proven track record of exceeding leasing and sales goals. Strong sales, negotiation and closing skills
- Minimum of 2 years of expereince in residential leasing, property managment or real estate sales
- Demonstrated commitment to building thriving communities that enhance resident well being and positively transform lives.
- Experience with leasing software and CRM.
- Knowledge of fair housing laws and local leasing regulations
- Professional appearance and demeanor
- Flexible availability including weekends and holidays as required
- Active Real Estate license a plus
What you will do as a Community Manager :
- Act as a mentor. Lead by example in honoring the DLP Core Values, implementing new initiatives and positively leading change
- Lead and manage daily leasing and sales operations. Achieve weeekly and monthly move-in targets.
- Monitor the CRM and be sure all leads are followed up within the SOP of Dream Live Prosper Communities
- Collect and post all rent payments. Manage the AR and maintain delinquency under 1% monthly.
- Participate in regular property inspections and inspect all vacant homes at minimum 3x per week.
- Perform outreach marketing to local businesses and PEP's weekly. Maintain strong relationships with locators, realtors, brokers and vendors
- Review marketing initiatives with DLPC leadership and marketing team weekly. Recommend changes that will produce more leads, showings and applications.
- Review comp properties weekly and make reccomendations to pricing as needed.
- Participate and lead resident events. Ensure a positive resident experience,
- Ensure communities properly maintain all leases, AppFolio updates, service requests and
contract files. - Achieve annual operating budget. Be the expert on your community.
- Foster a positive, motivated and goal driven leasing team culture.
- Maintain a strong conversion rate of 35% or higher.
