The Government Underwriter is responsible for analyzing, evaluating, and approving FHA, VA, USDA, and Conventional mortgage loan applications while ensuring compliance with agency, investor, and company guidelines.

• Mentoring and coaching Government Underwriters.
• Serving as the underwriting subject matter expert for FHA, VA, and USDA products.
• Assisting with workload balancing and pipeline management.
• Supporting training and onboarding of new Underwriters.
• Reviewing complex loan scenarios and providing guidance.
• Partnering with leadership on process improvements and quality initiatives.
• Assisting with production reporting and operational metrics.
• Participating in special projects, investor implementations, and regulatory updates.
• Helping build a high-performing underwriting culture focused on quality, collaboration, and customer experience.

🛠️ Key Responsibilities

🏡 Government Mortgage Underwriting

• Analyze FHA, VA, USDA, and Conventional mortgage loan applications to determine creditworthiness and eligibility.
• Review loan-to-value (LTV), debt-to-income (DTI), credit reports, income documentation, assets, employment history, and supporting documentation.
• Calculate borrower income and evaluate repayment capacity.
• Review DU, LPA, and agency underwriting findings.
• Structure loans that meet agency, investor, and company guidelines.
• Identify potential credit risks and make sound underwriting decisions.
• Issue loan approvals, suspensions, and denials with clear underwriting conditions.

📑 Loan File Review & Documentation

• Review mortgage loan files for completeness, accuracy, and compliance.
• Evaluate residential appraisals and supporting collateral documentation.
• Request additional documentation when necessary to support loan eligibility or collateral value.
• Ensure underwriting documentation is complete prior to final approval.
• Maintain accurate underwriting notes and loan file integrity throughout the underwriting process.

🤝 Collaboration & Customer Experience

• Partner closely with Loan Officers, Processors, Closers, Sales, and Operations teams throughout the loan lifecycle.
• Communicate underwriting decisions clearly and professionally.
• Provide guidance regarding loan structure, agency requirements, and underwriting conditions.
• Work directly with borrowers, real estate agents, and third-party partners when clarification is required.
• Proactively identify issues early to prevent delays and improve borrower satisfaction.
• Help create a seamless experience from application through closing.

⚖️ Compliance & Risk Management

• Ensure compliance with FHA, VA, USDA, Conventional, investor, and company underwriting guidelines.
• Maintain current knowledge of agency updates, federal regulations, and investor overlays.
• Review and mitigate Quality Control findings.
• Ensure all underwriting decisions comply with Fair Lending, TRID, RESPA, ECOA, HMDA, and other applicable regulations.
• Maintain the highest standards of underwriting quality and consistency.

📈 Operational Excellence

• Manage an active underwriting pipeline while meeting production and quality goals.
• Utilize Encompass and other Loan Origination Systems to document underwriting decisions.
• Prioritize multiple files while meeting service-level expectations.
• Support workflow improvements and underwriting process enhancements.
• Participate in departmental initiatives designed to improve efficiency, quality, and customer experience.
• Perform additional responsibilities that support business needs.

🎯 What You Bring

• Minimum of 5+ years of Government Mortgage Underwriting experience.
• Strong knowledge of FHA, VA, USDA, and Conventional underwriting guidelines.

⭐ Preferred Qualifications

• DE (Direct Endorsement) Certification preferred.
• VA SAR/LAPP authority preferred.
• Experience underwriting FHA, VA, USDA, and Conventional loans.
• Experience using Encompass Loan Origination System.
• Prior experience mentoring or training teammates.
• Experience working in a high-volume production underwriting environment.
• Knowledge of investor overlays and Quality Control processes.
• Leadership experience or demonstrated leadership potential strongly preferred.
