Director, Thrive City Retail

About the Position

Thrive City, a dynamic community gathering space on an 11-acre campus, is home to Chase Center, over 586,000 square feet of commercial office space, and 130,000 square feet of diverse retail including restaurants and shopping. We are looking for a Director to lead various facets of its operation including tenant relations and setting the overall strategic direction of the district to drive community engagement and a world-class guest experience. In this role, you will be responsible for leasing support, financial planning, and association relations. We need an inspiring leader to work cross-functionally with a diverse slate of internal and external stakeholders. This position reports to the General Manager, Chase Center.

This is a full-time position based onsite in San Francisco, CA.

Key Responsibilities

  • Serve as primary contact for all tenants, ensuring goals are met
  • Oversee tenant relations (i.e., manage suggestions/complaints); ensure lease enforcement
  • Responds to tenant needs promptly and ensure provided services are delivered in accordance with policies, procedures, regulations and contractual obligations and standards
  • Coordinate tenant move-ins/move-outs and walk-through spaces with tenants and tenant improvement department
  • Manage lease negotiations, renewals, and terminations, as needed
  • Develop annual operating plan for the retail component of Thrive City, inclusive of financials; strategically manage financials on an ongoing basis including forecasting
  • Proactively partner with various departments (e.g., Marketing, PR, Events, Corporate Partnerships, Content & Programming, etc.) to develop and drive initiatives for increasing traffic and sales
  • Develop, prepare, and distribute monthly performance reports including the explanation of variances
  • Oversee capital projects and ensure they are on time and within budget
  • Conduct deal analysis for new leases and renewals; build scenarios for the highest return on capital through comprehensive data analysis
  • Manage, review and reconcile tenant rent and Common Area Maintenance (CAM) recovery charges
  • Ensure periodic property inspection; recommend and/or approve alterations, maintenance and reconditioning as needed
  • Set short and long-term goals and objectives that cover a range of areas including policies and SOPs
  • Other duties as assigned

Required Experience & Skills

  • Bachelor's degree or equivalent work experience
  • 7+ years operating a mixed-use project; experience in lease negotiation
  • Demonstrated ability to work cross-functionally, particularly with Marketing, Public Relations, Operations, Finance, and Legal
  • Advanced knowledge of financial terms and principles; ability to conduct sophisticated financial analysis
  • Ability to comprehend, analyze, and interpret complex documents; requires advanced analytical and quantitative skills
  • Proficiency in h Microsoft Office Suite, particularly Excel and Powerpoint
  • Excellent written and verbal communication, customer service, attention to detail, resolution and presentation skills
  • Ability to build positive relationships with clients and peers at all levels within the organization
  • Ability to prioritize and balance multiple projects and media scheduling in a fast-paced work environment

Time Commitment

  • Ability to maintain a flexible schedule as evenings and weekend work shifts may be required

Compensation

  • $144,000 - 153,000 + Bonus
