About the Role:
As a PreConstruction Project Manager at Industrious, you will be responsible for managing the development and oversight of commercial interior projects from due diligence, including working with the Design team on the initial test fit, establishing the team of external vendors including GC, engineers and any consultants, ordering and reviewing all reports as well as internal distribution of the final assessment and recommendations through construction documentation, including lease negotiation of delivery conditions, schedule and funding mechanisms to support a successful handover to the Construction Project Manager.
Your work will be critical to assisting the Real Estate department, upper management and the Investment Committee in selecting which locations Industrious chooses to pursue for future locations. The PreConstruction Project Manager will be responsible for ensuring that projects meet quality, schedule, contractual, and budget goals all while managing critical relationships and stakeholders. You will oversee project communications and tracking schedules, review design and construction drawings, RFIs, evaluate and coordinate building systems, and review and respond to code compliance issues.
This will be an engaging position requiring strong interior architectural capabilities, construction methodologies, and a proven track record delivering high-end commercial interiors. The ideal candidate should have at least 4-5 years of experience within the construction or building design industry as well as experience negotiating lease terms, ensuring alignment with project scope and budget. This is a fantastic opportunity to further develop your project management skills and gain direct exposure into the real estate, design, and hospitality industries from the owner's perspective.
The role will be based in New York or Chicago and will require travel.
Responsibilities:
The role will include but is not limited to the following:
- Manage all phases of multiple projects concurrently, from project kick-off, pre-construction, scheduling, design, and construction documentation through to handoff to the construction project manager, ensuring delivery on time and within budget.
- Coordinate and oversee internal and external resources, including subcontractors, vendors, and consultants, to ensure seamless project execution.
- Negotiate contracts and fees, manage the bidding process, solicit and evaluate project cost estimates, and implement value engineering strategies to optimize project costs.
- Lead lease negotiations in collaboration with the Real Estate and Legal teams, focusing on delivery conditions, scope, and budget alignment to ensure favorable terms for project execution.
- Work closely with the Real Estate and Legal teams to identify and mitigate risks related to delivery conditions, financial reconciliation, scope, vendor management, schedule, and budget before executing agreements or leases.
- Lead project team meetings and oversee all project communications, including scheduling, budgeting, meeting minutes, RFIs, submittals, invoices, change orders, and handover documents.
- Maintain comprehensive project logs and tracking tools, including flow charts, trackers, checklists, SOPs, and templates, to ensure accurate and timely documentation.
- Collaborate closely with the design team to ensure the design intent is maintained throughout construction documentation.
- Manage all due diligence phases, including coordinating with architects, subcontractors, vendors, landlords, and consultants, and overseeing site evaluations, risk assessments, and general contractor pricing.
- Identify and highlight potential risks, including labor requirements, local codes, permitting requirements, existing conditions, and local real estate market factors. Provide informed recommendations to support Real Estate decisions, impact underwriting, and guide lease negotiations.
- Validate budget estimates, refine pricing, and recommend cost-saving strategies to align projects with financial goals.
- Develop, maintain, and continually improve preconstruction project templates, trackers, and due diligence tools and processes.
- Maintain key cross-functional relationships (both internal and external) with the ability to strongly collaborate with cross department stakeholders and drive outcomes
- Managing overall quality, financial, and schedule performance of projects owned by yourself and your team
- Interact regularly with the Sr Project Manager to ensure objectives and key results of strategies within the business are being met.
- Push the Construction team toward continuous improvement
Requirements:
- At least 4-5 years managing projects from initial programming through construction completion - commercial interior, retail, or hospitality construction projects preferred
- Proven track record of bringing construction projects in on time and within budget
- Excellent practical knowledge of design and construction methods and MEP systems
- Experience in cost estimation and negotiating, creating bid packages, contract awards, and cost reports
- Proficient in estimating, scheduling, quality control, progress reports, progress billing, design review and coordination, cost reporting, and proposal preparation
- Experience developing Architectural and Engineering Documents
- Significant experience tracking holistic project financials including cost estimation and negotiating, creating bid packages, contract awards
- Highly effective communicator and presenter, extremely organized and highly reliable
- Expert ability to balance competing priorities with high level direction and minimal supervision to make sound decisions under tight deadlines
- Professional Architectural, Engineering or Real Estate degree from an accredited institution
- Proficient in Budget estimating and Project management tools/software such as Procore and banner, Microsoft Office Suite, Microsoft Project. AutoCAD and Adobe Suite a plus.

Compensation:
The annual base compensation range for this role is between $120,000 and $130,000. The successful candidate's actual base compensation will be based upon a variety of factors, including but not limited to work experience, job-related knowledge, skills, and professional qualifications.
You will also be eligible for an annual bonus calculated based on individual and company performance.
