As a Site Selection & Acquisition Manager, you will report to the Site Selection Acquisition Director and work closely with the rest of the Technology team, making your mark in a number of ways:  

  • Join a dynamic team driving AirTrunk’s rapid expansion by identifying and acquiring strategic data centre sites across Japan. This key role focuses on domestic market opportunities - both in established regions and emerging locations. 
  • Engage directly with landowners, property developers, government agencies, and real estate brokers to source, evaluate, and secure high-potential sites for development. 
  • Receive mentorship from Japan’s Acquisition Director while collaborating with a wide range of cross-functional teams, gaining exposure to both internal stakeholders and external partners. 

Your Day to Day 

Business Development, Market Analysis & Opportunity Mapping 

  • Conduct comprehensive market research and opportunity mapping to identify strategic expansion opportunities across Japan. 
  • Build and maintain strong relationships with landowners, brokers, developers, and government agencies to source and evaluate potential sites. 
  • Collaborate with the Data Strategy team to assess target locations and customer availability zones (AZs). 
  • Consolidate and analyze inputs to evaluate cost implications, design and construction risks, and project timelines for site selection. 

Due Diligence, Feasibility & Internal Approvals 

  • Coordinate the collection of due diligence materials from external representatives and stakeholders. 
  • Partner with a multidisciplinary team—including engineers, consultants, and real estate professionals—to conduct thorough due diligence and feasibility assessments. 
  • Manage the due diligence budget for site selection activities, ensuring cost control and transparency. 
  • Support internal teams in preparing documentation for investment approvals, including financial models and investment memoranda. 

 Legal & Documentation 

  • Together with the Site Selection Acquisition Director, negotiate all key legal documents such as NDAs, engagement letters, lease agreements, and sale and purchase agreements. 
  • Coordinate with internal and external legal teams to ensure alignment with deal terms and integration of due diligence findings. 
  • Facilitate and track the execution of contracts and related documentation to ensure timely completion and compliance. 

 Reporting & Coordination 

  • Prepare clear and concise presentation materials and regular updates for internal stakeholders, highlighting progress, risks, and key milestones in the site acquisition process. 
  • Collaborate with cross-functional teams to ensure alignment and maintain momentum across all real estate initiatives. 

 Requirements 

  • Minimum 5 years of experience in the real estate sector, with a focus on acquisitions, transaction management, or project/development management.  
  • Experience in the industrial or data centre sectors is advantageous but not mandatory.  
  • Demonstrated ability to work effectively in team environments.  
  • Strong analytical and quantitative skills are highly regarded.  
  • Proficiency in Japanese (JLPT N1 level) and at least intermediate English communication skills.
