Summary:             

The Superintendent will manage all engineering/maintenance operations, including maintaining the building, grounds and overseeing the efficient operation of all building systems at an RXR Commercial Property.

Supervisory Responsibilities: 

Specific areas of responsibility include Client services, preventive maintenance, supervision of the crew, inventory control, contracted maintenance, and following the guidelines regarding general maintenance practices. Responsible for protecting and improving the value of the facility and building systems that meet or exceed their rated life. Additionally, is expected to have knowledge of codes, laws and regulations pertaining to the operation of the facility and be able to implement and supervise activities while mitigating risk.

The Superintendent has the main responsibility for planning, implementing, coordinating and supervising all mechanical operations, fire safety, building and equipment maintenance, communications, energy management, and manpower development programs. The Superintendent will coordinate work assignments and review priorities and special projects. This position involves the supervision of all work and repairs. 

 

 

Essential Duties and Responsibilities: 

  • Supervise and direct engineers and both union and non-union maintenance staff, including porters, security staff including hiring, training, personnel development, etc.
  • Prioritize & delegate assignments to staff through schedules and assignments to maintain customer service standards, along with follow up.
  • Manage all maintenance needs of the property to ensure the physical conditions of the building are met and contribute to the company business goals.
  • Daily inspection of grounds, interior and exterior, ensure that all physical aspects of the building are always fully functional.
  • Implement & manage preventive maintenance programs for fire safety equipment, emergency power systems, BMS, HVAC and MEP equipment to maximize value of the property and maintain quality of life.
  • Collaborate with mechanical trades to include Electricians, HVAC Technicians, Plumbers, Painters, Carpenters, and Mechanics
  • Support and implement fire safety and evacuation plans, training, and fire drills in conjunction with quality fire & EAP drills.
  • Maintain compliance with fire code required skills and attributes.
  • Assist with drain downs/refilling of sprinkler/standpipe systems.
  • Assist with carpentry as needed.
  • Complete Angus Work Orders
  • Equipment/signage/photoluminescent signage/power/switches
  • Inspect property for lights out/water leaks/ maintain plumbing in restrooms(faucets/toilets)
  • Assist with snow removal activities of the exterior property.
  • Manage all tenant spaces & internal service requests.
  • Maintain professional relationships with tenants, vendors and peers.
  • Conduct Capital Expenditure recommendations and implement programs to maximize revenue and control expenses.
  • Co-manage & direct construction initiatives/provide project management/contractor supervision.
  • Direct all applicable company policies and procedures. Ensure compliance as needed.
  • Initiate energy conservation measures.
  • Negotiate with external vendors & internal maintenance service suppliers as needed. Monitor and enforce contract terms.

Required Skills, Attributes, and Experience:

  • A minimum of a high school diploma and/or its equivalent required.
  • Minimum of 7+ years of experience in a leadership capacity in commercial building operations, maintenance, and basic repair of HVAC, boilers, heaters, cooling towers, pumps, compressors, gas lines, water systems, and any/all building related mechanical systems.
  • Familiar with Energy Management System (EMS) programming, techniques and operations.
  • Well versed in Outlook, Excel & Word.
  • Financial knowledge necessary for reading and understanding budgets, budget variances and basic reporting as required by management, and to oversee implementation of Capital projects.
  • Utility Management such as tracking use, consumption, cost, reporting, comparison models, sub-metering, budgeting, variances as directed by Management and/or Leadership.
  • Implement and administer inventory control programs, purchase parts and supplies.
  • Excellent interpersonal skills and initiative in coordinating maintenance efforts with tenants, clients, outside contractors, and vendors.
  • Respond to all emergency situations quickly (fire, evacuation, equipment failure, etc.)
  • Oversee and conduct regular inspections of all building systems and equipment, and use existing “hands-on” troubleshooting skills in HVAC, electrical and plumbing, fire/life safety, plumbing, boilers, and building control systems to resolve issues as required.
  • Develop, implement, and maintain an effective preventive and predictive maintenance program for task scheduling, routines, performance, maintenance, safety, and equipment training.

Licensing Requirements:

  • Q01/Q99 Refrigeration Engineer
  • EPA Section 608: Universal CFC Certification
  • A35: Operate and Maintain Air Compressors
  • F01: Citywide Fire Guard for Impairment (If not held, must be obtained within six months of employment)
  • F60: Fire Guard for Torch Operations (If not held, must be obtained within six months of employment)
  • G60: Torch Use of Flammable Gases (If not held, must be obtained within six months of employment)
  • S12: Citywide Sprinkler System
  • S13: Citywide Standpipe System
  • P98: Fuel-Oil Piping and Storage System
  • F89: Fire and Life Safety Director (if not already held, must be obtained within 1 year of employment)

 

The salary range and/or hourly rate listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future. When determining a team member's base salary/rate, several factors may be considered as applicable (e.g. location, years of service, specialty, education, relevant experience).

Bonus eligible. 

Pay Range

$35 - $42 USD
