As the Maintenance Services Coordinator (MSC) reporting to our Maintenance Service Manager (MSM), you will work closely with our Operations team, making an impact in a number of ways:
- Supporting the MSM in relation to all aspects of data centre operations to achieve 100% uptime and compliance with customer SLAs
- Work as part of a multi-disciplinary team of managers, technicians and third party vendors to plan, manage and supervise maintenance activities, both planned and reactive, on a nominated site
Your Day to Day
- Support the MSM in delivering asset management services including, asset management delivery planning, maintenance planning, condition monitoring, and lifecycle planning
- Provide asset data management, utilizing the CMMS/IWMS including maintenance task specifications, drawings and fire engineering reports, records management, wastewater management, air quality management, water quality management and utility efficiency
- Coordinate the work order and administrative tasks for all on-site activities of technicians/engineers, and suppliers
- Act as the reliability champion for the site and support delivery of reliability-centered maintenance (RCM)
- Managing and raising work orders (WO) and access requests for repairs and maintenance tasks
- Updating the 52 Week Plans and continually reviewing asset management/maintenance plans
- Continually refining the CMMS system data/information including maintenance performed, uploading of service reports, faults/RCA, and updating of asset information
- Managing Planned Preventative Maintenance (PPM) and WO processes
- Support other sites during peak periods/as required
- Ensure accuracy and high quality of all data entered into applicable system(s)
- Preparing and controlling documentation for internal and external audits
- Sourcing relevant data to support completion of monthly, and quarterly reports
- Ad hoc reporting as required
- Ensure compliance with, local, state and federal regulatory requirements including environmental, building, fire, health & safety
- Assisting general site administration tasks
- Use CMMS and other software to provide/support inventory management (tools, equipment, and consumables)
- Use the CMMS and other sources of information to increase efficiency, generate customer reports, lower maintenance costs, improve work order management, increase equipment life, and support data-driven maintenance decisions
Requirements
- 3+ years’ experience in a maintenance planning function, ideally in critical environment or data centres
- A degree/technical qualification in a relevant field such as electrical/mechanical/MEP engineering
- Strong experience in the use of Computerised Maintenance Management Systems like ServiceNow, Maximo, Si7, Tririga, and Archibus etc
- Excellent use of Microsoft Packages such as MS Word, Excel, PowerPoint and ability to manipulate and interpret large amounts of data utilizing BI tools, and pivot tables is a plus
- Familiarity with local/national regulatory codes, guidelines, and permit processes
- Understanding of ITIL and mechanical and electrical systems
- Excellent understanding of data centre operations and processes
- Excellent communication and interpersonal skills, with the ability to effectively communicate technical information to non-technical team members
- Analyse complex problems, identify root causes, develop and implement effective solutions
